In Brentwood, a Blank Radon Box Is Not the Same as a Clean Test

Somewhere on the Tennessee Residential Property Condition Disclosure form, there is a line asking the seller whether the home has any known issue with radon. Most Brentwood sellers check no, or leave it blank, and most buyers read that as reassurance. It isn't. Tennessee law only requires sellers to disclose what they actually know. If nobody in the chain of ownership ever ran a radon test, there is nothing to know, and the box stays empty for a reason that has nothing to do with air quality and everything to do with the fact that testing is optional.

That distinction matters more in Brentwood than in most of the homes this disclosure form was written for, because of what's underneath the neighborhood.

What Tennessee Actually Requires You to Disclose

Tennessee's disclosure statute, the Tennessee Residential Property Disclosure Act, requires sellers of one to four unit residential properties to hand buyers either a completed disclosure statement or a signed disclaimer before the purchase contract is finalized. The form itself asks about hazardous materials including asbestos, radon, and fuel tanks, but the obligation is narrow. A seller has to report material defects they actually know about. There is no separate Tennessee law compelling a homeowner to test for radon before selling, and no state mandate for mitigation if a test comes back high. The whole system runs on voluntary information. If a seller never tested, they are not lying by marking the box no or leaving it untouched. They simply never generated the fact.

That leaves the test itself as the only real source of truth, and the test is the part everyone treats as optional.

The Ground Brentwood Is Actually Built On

The reason this matters specifically here goes back to geology that predates any subdivision plat in the city. A U.S. Geological Survey hydrogeology study conducted near Brentwood in Williamson County, originally commissioned to map groundwater around a decades-old industrial waste site, cored down through four distinct limestone formations beneath the area: the Bigby-Cannon Limestone, the Hermitage Formation, the Carters Limestone, and the Lebanon Limestone. That study was about aquifers, not radon, but it documents in detail exactly the kind of layered limestone and karst terrain that radon specialists point to when they explain why gas moves easily from soil into a foundation. Limestone fractures. Karst terrain creates channels. Both let radon travel upward and enter a home through slab cracks and crawlspace gaps far more readily than solid granite or dense clay would allow.

That geology is also why Williamson County carries the EPA's Zone 1 classification, the agency's highest predicted-risk tier, shared with dozens of other Tennessee counties. Zone 1 doesn't mean every house tests high. The EPA's own documentation for its radon zone map is explicit that the map was built from a combination of geology, aerial radioactivity readings, soil parameters, and foundation data, and that it should never be used to decide whether an individual home needs testing. It's a regional prediction, not a house-by-house verdict. The only way to know what a specific Brentwood address is actually producing is to test that address.

Two Numbers That Don't Agree, and Why That's the Point

Here's where the county-level data gets genuinely confusing if you go looking for a single answer. One radon-tracking site aggregating Air Chek test results puts Williamson County's average indoor radon reading at 3.5 pCi/L, just under the EPA's action threshold of 4.0. A separate consumer radon directory, pulling from its own user-submitted results, lists Brentwood's average at 8.5 pCi/L, more than double the action level. That second figure is built from only two submitted tests.

Neither number should be treated as a verdict on your house. A countywide average smooths out huge variation between a slab-on-grade new build and a fifty-year-old home with an unfinished crawlspace two streets over. A two-test sample is barely a data point at all. What both numbers agree on is the reason they conflict: almost nobody is testing, so the pool of actual local data is thin enough that a single outlier reading can swing an average from reassuring to alarming. That thinness is itself the argument for testing your specific house rather than trusting whatever number shows up first in a search result.

A Tennessee Radon Program spokesperson made the same point plainly in a public awareness release years ago, and it still holds:

Too many people do not know that they may have this dangerous threat in their homes.

The gap isn't a lack of public information about radon in general. It's a lack of testing on the specific parcel someone is about to buy.

What It Actually Costs to Find Out

The economics here are lopsided enough that skipping the test is a strange bet even before you factor in the geology. A short-term radon test, typically the 48-hour kind bundled into a standard home inspection, runs $150 to $250 in the Brentwood area. If it comes back clean, you've spent a few hundred dollars for certainty on a house you're about to put seven figures into. If it comes back elevated, mitigation isn't a gut renovation. A standard sub-slab depressurization system, the most common fix for a basement or slab foundation, typically falls in the $1,000 to $1,500 range, with the full statewide cost range for more complex jobs running $800 to $2,500 depending on foundation type and severity.

That's a small line item to add to an inspection order, and if the result comes back high, it's a specific, well-documented cost that can be negotiated into the purchase agreement rather than discovered as a surprise after move-in.

For a seller, testing before listing turns radon from a liability into a selling point. A clean pre-listing test, or a documented mitigation system already installed, answers the question before a buyer's inspector raises it, and it keeps the disclosure form's radon line from becoming a stalling point during a tight closing timeline.

The house itself doesn't change based on whether anyone tests it. What changes is who finds out first, and when.

A Few Questions Worth Asking

Does a clean radon test from a neighboring house tell me anything about mine? Not reliably. Radon entry depends on foundation type, crawlspace ventilation, and small variations in the rock directly under a given slab, which is why even a countywide average can miss what one specific address is producing.

If my test comes back high, does that kill the deal? No. It's a negotiable repair item, similar to a foundation crack or an aging HVAC system. A sub-slab depressurization system is a routine, well-understood fix, not a structural overhaul.

Is radon testing required to close on a Brentwood home? No. Tennessee doesn't mandate it. That's exactly why it's worth requesting rather than assuming it's already been handled.
